Old Naples Real Estate Market Update | Second Quarter 2026

The second quarter of 2026 was a healthy, active quarter for the Old Naples real estate market, although buyers continued to be selective and price conscious.

During the quarter, 56 properties closed, while 11 additional homes and condominiums went under contract, demonstrating that qualified buyers are still actively purchasing in one of Naples' most sought after neighborhoods. At the same time, inventory remains elevated with 135 active listings available at the end of the quarter, giving buyers considerably more choices than they have enjoyed over the past several years.

One of the most telling statistics this quarter was the number of listings that left the market without selling. Eighty-two properties were either withdrawn, expired, or terminated, exceeding the number of successful sales. This is often a sign of a market that is rewarding accurate pricing and exceptional presentation while becoming less forgiving of properties that are priced based on seller expectations rather than current buyer behavior.

Luxury activity remained exceptionally strong. Sales ranged from approximately $335,000 to an impressive $27 million, illustrating the remarkable diversity of Old Naples, from investment condominiums to some of Southwest Florida's most prestigious waterfront estates. The median closed sale price was approximately $2.39 million, while the average sale exceeded $4 million, reflecting continued strength in the upper end of the market.

Homes that sold spent a median of 77 days on the market, another indication that buyers are taking their time, carefully comparing opportunities before making purchasing decisions. Well priced homes continue to attract attention relatively quickly, while properties that miss the market often require price adjustments or extended marketing time.

What This Means for Buyers

For buyers, today's market presents opportunities that simply did not exist a few years ago. With more inventory available, purchasers have the ability to compare properties, negotiate terms, and focus on finding the home that truly fits their lifestyle rather than feeling pressured to make immediate decisions.

What This Means for Sellers

For sellers, the message is clear. Old Naples remains one of the most desirable luxury markets in the country, but success depends on standing out from the competition. Professional marketing, strategic pricing, and presenting a home in its best possible light have never been more important. The homes that are selling are the ones that offer buyers a compelling combination of value, condition, and location.

As we move into the second half of 2026, I expect the market to remain active, particularly in the luxury segment. Buyers continue to be drawn to Old Naples for its walkable downtown, beautiful beaches, and unmatched coastal lifestyle. However, they are approaching purchases thoughtfully, making today's market one where strategy matters more than ever.
